Can I terminate my month-to-month lease?

Question Details:

I entered into a month-to-month lease (verbal agreement) with a friend last year and I want to move out because I feel uncomfortable with her friends in the home. They have said numerous racist comments to me and have posted their comments on her social networking site. I want to move out before next month's rent (about 3 weeks away), and I was wondering what I need to do to avoid breaking any laws. Racist comments are absolutely unacceptable, and I need to move out now.
