How do I get a tenant to vacate?
I allowed someone to move into my home under some verbal conditions – a 6 month review and a few chores to
be done regularly. At $600 a month, he has never paid rent in full on time. He also yells and is threatening violence. I gave him a verbal 30 day notice but he refused to vacate. I asked him if he wanted me to pack it. He said,

Hire a landlord-tenant attorney: you have stated several possible grounds to evict him, since landlords may evict for--
* Not paying rent
* Paying rent, but not in full
* Paying rent late on a consistent basis
* Threatening the landlord
* Violating terms of the agreement under which they are living there (the "lease," even if it is oral, or unwritten), like not doing agreed-upon chores
However, while you have grounds to evict him, landlord-tenant law is fairly "technical" and "procedural"--a minor error can force you to start over. Do yourself a favor and hire an attorney to help; the lawyer will also act as a buffer between you and the tenant.
