Yes, you need a power of attorney to have the legal authority to sign anything on her behalf, to get financial information, to accept any offers for her, to hire any needed contractors or agents (e.g. realtors, handymen to make repairs, etc.) in her name (and so she, not you, has to pay them), etc. A POA is a simple thing: any lawyer should be able to easily draw on up for you and also make sure it is properly signed and witnessed.
