Can seller in a contract for deed sell property out from underr buyer?

I’m late on payments and had someone interested to purchase property. The seller found out and has made a deal with my contact.

If you are late on payment, you are in breach or violation of the contract in a material, or important, way. That material breach allows the other side (the seller) to treat the contract as terminated or over, and so sell it to another. If you had been current on payments, the seller could not do this.
