Can I evict on a purchase agreement for late payement

Our contract does not states grace period it is a simple brief purchase
agreement, that has only one provision and that is the payment is to be made on
the 1st of every month. this is in Ohio can I evict and this is for commercial
property not a home

We assume that title is still in your name--that it has not been transferred to the buyer. In that case, you can file an eviction action based on nonpayment of rent: while the monthly payment goes towards the buyer acquring the home, it is also their rent for living there in the meantime, prior to paying the full amount and getting title.
