What is considered normal wear and tear after 6 years in an apartment?
I have lived in the same apartment for 6 years. I am moving out and gave proper notice. I need to know what normal wear and tear is for that amount of time. I painted the walls another color (with written permission) and I know that they need to be returned to white but can I prep walls with primer only (due to the normal wear and tear); won't they have to paint the whole apartment anyway. Not all walls were changed in color so some are still original paint and definitely need repainting. They are saying it is my responsibility or they will charge me approximately $50 per wall per room if I don't.
Generally, your duty as a tenant is to leave the premises in the same condition as you received them at the beginning of your lease term. If you altered the property (i.e. paint) then you have to return that wall to its original color. The landlord is not permitting to charge you for re-painting of the walls unless the walls have deteriorate or have had some damage before you took possession. I do not think that you should have to paint all the walls white again, only the wall that you altered. If you return the colored wall back to its original state, you should be ok. If the landlord decides to charge you and take money out of your security deposit, hire a lawyer to go over the charges to see exactly what was charged as you should not have to pay for the painting of the entire place.
