You do need an adult to co-sign to make the contract enforceable.  Contracts signed with minors are not enforceable because minors lack the capacity to contract.  Therefore, no one should knowlingly enter into a contract with a minor because if the minor fails to perform, there is no remedy at law.  Any lawsuit filed for breach of contract would be dismissed because the contract was with a minor.
